BoyarMiller Client Blackline Cold Storage Enters Houston Market By Building New Facility at the Port of Houston

HOUSTON (April 20, 2021) –BoyarMiller provided legal counsel to Blackline Cold Storage, LLC for its development, construction, and operation of a new 298,000-square-foot cold storage facility to be owned in partnership with Artemis Real Estate Partners at the Port of Houston. The facility will be located on a 36-acre site at Cedar Port Industrial Park.

BoyarMiller represented Blackline in the entire transaction including creation of the entity structure, joint venture with Artemis Real Estate Partners, project financing, lease agreements, and warehouse services agreements. Additionally, the firm negotiated the land acquisition and the design/build agreement with the Tippmann Group for construction of the property.

The BoyarMiller team included Shareholders Bill Boyar, Blake Royal, Lyndsay Fincher, and Gus Bourgeois, as well as Associates Corinne Davis, and Alex Lippert.

The Blackline facility will be the newest large-scale cold storage facility at the Port of Houston and is on schedule to break ground in April 2021 and be operational within 12 months. Blackline has secured initial commitments for the facility and is currently engaged in discussions with other prospective clients who are interested in securing capacity in this modern, flexible, and strategically located facility.
